Industrial Hubs serves as a digital marketing platform for selected industrial real estate properties. The properties showcased on this Platform are officially appointed to be marketed and sold or leased by PropNex Realty Sdn. Bhd. E (1) 1800, a registered real estate agency in Malaysia.

2. Enquiries and Representation

All property enquiries, viewings, negotiations, and subsequent real estate transactions initiated through the Platform will be handled exclusively by a dedicated team of registered real estate agents and real estate negotiators affiliated with PropNex Realty Sdn. Bhd. E (1) 1800. All representation and agency practices strictly comply with the guidelines set by the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEA) Malaysia.

3. Eligibility and Site Usage

  • Age and Authority: You must be at least 18 years old to use the Platform. If you are submitting an enquiry on behalf of a company or corporate entity, you represent and warrant that you have the legal authority to act on that entity’s behalf.
  • Information Accuracy: When submitting property matching requests or enquiries, you agree to provide accurate, current, and complete information to allow our real estate negotiators to properly and professionally assist you.

4. User Conduct

When using the Platform, you agree not to:

  • Distribute spam, scraping tools, malware, or any automated scripts that interfere with the Platform’s operation.
  • Copy, harvest, or extract property listing details, images, or data for use on competing real estate platforms or for unauthorized commercial purposes.
  • Use the Platform for any illegal activities or to submit fraudulent enquiries.

5. Intellectual Property

All original content, design, software code, branding, property images, and trademarks on the Platform are the exclusive property of Industrial Hubs, PropNex Realty Sdn. Bhd., or their respective licensors, and are protected by copyright and intellectual property laws. You may not reproduce, reverse-engineer, or distribute our intellectual property without express written consent.

6. Disclaimer of Warranties

While we strive to provide accurate and up-to-date property information, THE PLATFORM AND ALL CONTENT ARE PROVIDED ON AN “AS IS” AND “AS AVAILABLE” BASIS. WE DO NOT GUARANTEE THAT THE PLATFORM WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE. Listing details (including measurements, pricing, zoning, and availability) are subject to change without notice and should be independently verified by prospective buyers or tenants during the consultation and due diligence process.

7. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, INDUSTRIAL HUBS AND PROPNEX REALTY SDN. BHD. SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, ARISING OUT OF YOUR USE OR INABILITY TO USE THE PLATFORM OR RELIANCE ON ANY LISTING INFORMATION PROVIDED THEREIN.

8. Indemnification

You agree to indemnify, defend, and hold harmless Industrial Hubs, PropNex Realty Sdn. Bhd., and their respective agents and negotiators from and against any claims, liabilities, damages, losses, and expenses (including legal fees) arising out of your violation of these Terms or your misuse of the Platform.

9. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of Malaysia, without regard to its conflict of law principles. Any dispute arising out of these Terms shall be resolved exclusively in the courts of Malaysia.

10. Changes to These Terms

We reserve the right to modify these Terms at any time. We will notify users of significant changes by posting the updated Terms on the Platform and updating the “Last Updated” date. Continued use of the Platform following such changes constitutes your acceptance of the revised Terms.
